Mesa, Arizona incorporates 133 square miles. It is the 38th largest city in the United States, with a population of almost 500,000. The population of the greater Phoenix metropolitan area is expected to grow to over 6 million by the year 2030, which will change Mesa’s demographics considerably each year.

The median income for households in the city is just above $48,000 and the average is around $64,500. The education level bares out that about 23 percent of residents have at least a high school education, 26 percent have some college and 34 percent have an associate’s degree or higher education. The unemployment rate in the city is approximately 5.7 percent. The unemployment level is lower than the overall Arizona and national averages.

Mesa has a diverse population of ethnicities which includes roughly 75 percent white, 19.75 percent Hispanic, 4 percent African American, 5 percent American Indian, Alaska Native and Asian people. Other ethnicities that make up the balance of the population are two or more races, Native Hawaiian and other Pacific Islanders.

Housing in Mesa includes a variety of different housing in communities with homes ranging from $120,000 up to $400,000 or more. Senior living parks are typically comprised of mobile homes that range from under $100,000 to more than $200,000. Upscale homes in Mesa typically go for $200,000 to well over $1 million. Mobile homes are big in the city (especially with snowbirds), but single family homes, multi-family homes and apartment living are all available. Many homes have desert landscaping due to the desert climate. You will not be shoveling snow, but make sure you have a good air conditioner. It is not unheard of to run one’s air conditioner for nine months out of the year in Mesa!

With a lot of winter snowbirds coming to live in Mesa during the mild winter months, the traffic does get a little hectic at times.
